The Control of Asbestos Regulations (CAR) 2012 dictates that all non-domestic properties built or refurbished before 2000 are assessed for asbestos. In addition, the legislation requires an accurate asbestos register and management plan to be maintained for each property.
A commercial asbestos management survey is designed to ensure these obligations are met. Its purpose is to locate – as far as reasonably practicable – the presence and extent of any potential asbestos containing materials (ACMs) within a building.
What will an asbestos management survey entail?
When we carry out a commercial asbestos management survey it often involves minor intrusive work and sometimes a little disturbance. However, the extent of this will vary between premises and we try our best to keep disruption to a minimum.
If we find a suspect material we’ll collect a sample and send it to a laboratory for testing. This is in line with ‘Asbestos: The survey guide’ published by the HSE. Our chosen laboratory is accredited by UKAS to ISO 17025 for the analysis of bulk samples and is totally independent of IBW to ensure no conflict of interest.
What will I recieve as part of the survey?
In our final report we include:
- An ACM register in accordance with CAR 2012
- Photos and sample results
- Floor plans
- An asbestos management plan which includes:
- A risk assessment of the condition of any ACMs found and their ability to release fibres into the air, if they were disturbed in any way.
- Recommendations on how to suitably manage any ACMs, considering commercial-viability, costs and health and safety implications.

What happens if asbestos is found?
An asbestos management survey provides a live record of ACMs, or potential ACMs found within a property. If your survey concludes that ACMs are present, you are required to carry out annual re-inspection surveys to monitor their condition.
If the condition of asbestos materials found is deemed to be unsafe or has the potential to cause risk, then you may require removal of the ACMs.
